The Centaur Village (CV) neighborhood lies in the core of Lafayette. With the exception of the Hearthwood and Whispering Meadows subdivisions, CV is the neighborhood West of 287 and South of Waneka Lake. The majority of the homes were constructed in the mid-late 70’s with the northern most around Waneka Lake being built in the early 80’s. The style of these homes reflects the period and are primarily split level in various forms. These homes traditionally have been selling in 200’s over the past five years; however, as owners have updated and remodeled we are starting to see some low 300’s. Additionally with their great access to Waneka Lake Park and Coal Creek Open Space as well as their short drive times to Old Town Louisville and Lafayette on South Boulder – this community has great growth potential. As similar homes a mile away in Louisville are priced 50-100k more - they don’t have some of the geographic benefits CV. And per the market numbers we are starting to see sales strength in this community.
As Lafayette as whole remains fairly below average – we are not seeing those effects in the $200-400K price points in Lafayette. And we are certainly not seeing those effects in Centaur Village
In the first five months of the year, there have been 8 sold properties, 5 in the past month and half with 4 others under contract. The average days on market are 36 and with only 6 houses on the market, that are not under contract, the current inventory is statistically low. So we could see upward pricing pressure the latter half of this year and more so in 2012.

Indian Peaks West (IPW) is situated at on the Northwest corner of 95th and Arapahoe. This neighborhood consisting of roughly 200 single family homes and 30 attached dwelling townhomes was constructed between 2002 -2004. The developer and dominate builder was McStain Homes; however, there was a small section of homes in its center that were privately constructed by custom home builders on Shoshone Trail and Skywalker Point. While the McStain products are nice homes ranging from 3 beds and 2.5 bath, 1,500 finished to 5 and 5, 4,500 finished. The custom built homes tend to be larger and to the next level of high end finishes. In fact, Shoshone and Skywalker house some the nicest houses in East Boulder County if not the nicest.
IPW is new urbanism style development where the lots are traditionally smaller and neighborhood amenities grander. Sidewalks and trails abound and corner pocket parks can be found throughout – 6 in total. IPW like Lafayette is in the Boulder Valley School District; however, it’s elementary and middle school placement is Boulder’s Douglas and Nevin Platt respectively. With award winning Indian Peaks Golf Course fingered throughout, many of the homes offer amazing views of the Continental Divide. As for shopping and dining, the location is one of the best in the area. With short, easy access to Old Town Louisville and Old Town Lafayette plus short drives to Broomfield’s Flatirons Mall, Boulder’s 29th Street and Pearl Street Malls. You would be hard pressed to find a better place to call home.
It’s a great time to buy IPW, particularly in the larger, upper end market. On the contrary, the starter homes are selling much quicker and at per sqft premium. Homes priced under $500k are seeing an average days on Market at 58 days while the neighborhood as whole is closer to 100 days after the elimination of outliers. The sqft numbers average around $150 per – regardless of the product. As typical to market as a whole – higher end finishes are not garnering the higher per sqft pricing you typically see. Currently, there are 7 homes on the market IPW ranging from $349,900 for 3 beds, 2.5 baths and 2,000 ttl sqft to $975,000 for 5 beds, 4.5 baths and 5,800 sqft.
Lafayette Park (@ August, 2011)
The Lafayette Park (LP) neighborhood lies in the north central portion of Lafayette. LP is nestled between Arapahoe and Baseline, east of 111th Street. The majority of the homes were constructed in the early 80s. These homes are almost all split and bi-level homes. As of late, we are starting to see these homes getting updated to more contemporary interiors. For the most part there are two main floor plans – one with roughly 1,400 sqft, 3 beds and 2 baths or the other with 1,800 sqft, 4 beds and 2.5 baths. LP has several specific features that make it a special place to call home at its pricing.
The neighborhood is surrounded by great open space with complete trail system which connects to Old Town, Pioneer Elementary and the Bob Burger REC and the best Skate Park in the state. As for shopping – two major grocery stores are less than a mile away as well as a Super Walmart and Walgreens. Residents can easily access about all of what our community has to offer. Located in the Boulder Valley School District – the designated schools are Lafayette Elementary, Angevine Middle School and Centaurus High School. Additionally two schools are biking/walking distance – Bilingual Elementary – Pioneer and Nationally Ranked k-12 Charter School, Peak to Peak.
While the market numbers are not as strong as we would like in Lafayette as a whole – LP is very hot. In the first half of this year – we have seen 14 properties sold with 2 more currently under contract – leaving only 2 properties currently listed in the neighborhood. While the average days on market is good at 73 – the median is better at 59. The message from this data is if you are looking in this neighborhood make a strong offer when one comes on the market and if you are considering selling this might be a great time to list.
